    * the fees are not applicable in case of the bought property will be collateral of the deal

    The interest rate is floating, based on referent interest rate of the Bank (RIR) plus fixed spread.

    The Bank applies referent interest rate for loans in BGN. The Bank announces on its web site "Methodology for calculating of reference interest rate of Piraeus Bank Bulgaria SA for loans in BGN" (link to the methodology, the current value of calculated according to this methodology RIR, and provides data for all values of RIR.

    The spread is defined individually for each customer and depends on his/her risk profile and the parameters of the deal

    Loan disbursement:  One off

    Loan repayment : Annuity instalments or decreasing instalments (equal principal instalments + accrued interest)

    Additional requirement:

    • Property and Life Insurance, according to the Bank conditions;

    Customer choice to sign the loan contract under the conditions of art. 24 paragraph 2 p. 2 of the Law on credit agreements for consumers relating to real estates.

    • Fee for credit risk evaluation – 0,25% at final approval of the housing loan
    • Fee for legal services – Free of charge*
    • Property evaluation fee - Free of charge*
    • Early repayment fee: Pursuant to the terms and compensation limits as of art. 41 of the Law on credit agreements for consumers relating to real estates.

    All other not mentioned fees are according to the bank's Tariff

    *In case the provided loan collateral is an object of the purchase deal. In all other cases fees according to the bank’s Tariff will be applied.

    The above example is for a housing loan with 20 years repayment period,3 % floating interest rate, BGN 200 assessment fee, BGN 250 credit risk evaluation fee, BGN 100 government fee for registering of the mortgage. The ACR does not include the cost of the obligatory insurances which are to be covered by the clients.
