Housing loan with floating interest rate

    Purpose of your loan is:

    • purchase;
    • construction;
    • renovation;
    • finishing works;
    • refinancing of existing loans;

    Loan amount is:

    • Up to 500 000 BGN for purchase and construction loans or refinancing of a housing loan;
    • up to 200 000 BGN for renovation and finishing works loans
    • Up to 85% of the market value of the property accepted as a collateral, for massive constructions and
    • up to 75% for panel constructions

    Currency: is BGN

    Loan repayment tenor depends on loan purpose:

    • up to 30 years for purchase and construction;
    • up to 20 years for finishing works;
    • up to 10 years for renovation

    Interest Rate:

    • from 3 % annual interest rate

    The interest rate is floating, based on referent interest rate of the Bank (RIR) plus fixed spread.

    The Bank applies referent interest rate for loans in BGN. The Bank announces on its web site ""Methodology for calculating of reference interest rate of Piraeus Bank Bulgaria SA for loans in BGN""(link to the methodology, the current value of calculated according to this methodology RIR, and provides data for all values of RIR.


    You can disburse your loan: at once or at tranches depending of the loan purpose

    You can choose repayment method: equal annuity installments or decreasing installments (equal principal instalments and accrued interest)

    You can also benefit from: Preapproved limit on credit card or consumer loan at the amount of 10% of the approved housing loan amount, but not more than BGN 3000.

    • Property and Life Insurance, according to the Bank conditions;
    • First rank mortgage on residential property in favor of the Bank

    Main fees

    • Fee for credit risk evaluation – Free of charge at application submission and 0,25% at final approval of the housing loan
    • Fee for legal services– 120 BGN
    • Early repayment fee: Pursuant to the terms and compensation limits as of art. 41 of the Law on credit agreements for consumers relating to real estates.
    • Property evaluation fee according to the Bank Tariff.

    The customer pays a fee as per the Bank Tariff for the usage of Piraeus payroll package. All other not mentioned fees as according to the bank's Tariff.

    The above example is for a housing loan with 20 years repayment period, 3 % floating interest rate, 0.25% fee of the loan amount at approval, property evaluation fee 120 BGN, 120 BGN legal service fee,  100 BGN government fee for entry of the mortgage. The ACR does not include the cost of the obligatory insurances which are to be covered by the clients
